• No hot water at all. On electric units, a tripped breaker, a failed upper element or thermostat, or a tripped high-limit reset. On gas units, a pilot that will not stay lit, a bad thermocouple or a gas valve problem.
• Not enough hot water. A failed lower element, a broken dip tube, sediment filling the tank or a unit that is undersized for the household.
• Water too hot. A stuck thermostat, which can also cause the temperature and pressure relief valve to discharge.
• Rumbling or popping noises. Sediment buildup at the bottom of the tank, common with Florida's hard water.
• Leaks. From the relief valve, drain valve or fittings (usually repairable) or from the tank itself (replacement needed).
• Rusty or smelly water. A worn anode rod or corrosion inside the tank.
• Tankless error codes. Scale buildup, ignition or flow sensor faults, or venting issues.

1. For electric heaters, check the breaker in the panel. If it has tripped, reset it once. If it trips again, leave it off.
2. For gas heaters, follow the lighting instructions on the tank label to check the pilot. If you smell gas, leave the home and call the gas utility.
3. Check that the water supply valve on top of the tank is open.
4. Look for water around the base and at the relief valve discharge pipe.

• The unit no longer keeps up with your household's demand.

Electric water heaters typically run on a 240-volt circuit with a dedicated breaker, and gas models need a properly sized gas line and vent. If your electric water heater trips its breaker, the cause is often a shorted element, and replacing the breaker alone will not fix it. For gas models, a yellow or lazy flame, soot around the burner or a smell of exhaust needs immediate attention. How long does a water heater repair take?

Most element, thermostat and thermocouple repairs are completed in one visit, often within an hour or two once the part is on hand.

Why does my electric water heater run out of hot water quickly?

The lower element or thermostat has usually failed, so only the top of the tank is heating. Sediment buildup can also reduce capacity.

Is a leaking water heater an emergency?

A leak from the tank body can get worse quickly. Turn off the power or gas and the cold-water supply, then call us.
